Scope of Work
The Challenge
The primary challenge was transforming a traditionally compartmentalized 4BR villa layout into a spacious, open-plan environment suitable for a modern family, while adhering to structural limitations and maintaining a minimalist aesthetic.
Our Solution
Our design introduced a revised layout and bespoke integrated joinery; the client's appointed local contractor removed the approved non-load-bearing walls and installed the new structural beam. The selection of light, large-format materials and a cohesive material palette ensured a seamless flow and bright, uncluttered feel throughout the transformed living areas.
Project Story
This villa renovation in Dubai Hills Estate demonstrates Zorinia Design's ability to transform traditional layouts into expansive, contemporary living spaces. Our client, a family of five, sought an open-plan environment that fostered connection while maintaining distinct functional zones. The initial layout of their Acacia Avenues villa presented a common challenge: compartmentalized living areas that felt restrictive for a modern family lifestyle. Our design approach focused on creating a seamless flow between the kitchen, dining, and living areas, embodying a bright, minimalist aesthetic. This transformation not only enhanced the visual appeal but also significantly improved the daily functionality of the home, proving that a well-executed design can redefine how a family interacts within its space.
Achieving the desired open plan villa Dubai aesthetic required strategic structural modifications. We identified non-load-bearing walls between the existing kitchen, dining room, and living room that could be safely removed, subject to engineering approval. Our design schematics detailed a new structural beam to support the upper floor, ensuring safety and compliance with local building regulations in Dubai Hills Estate. This intervention was critical in creating the uninterrupted sightlines and sense of spaciousness the client desired, laying the foundation for a truly integrated living experience. The new layout allowed natural light from the villa's extensive glazing to penetrate deeper into the core of the home, reducing reliance on artificial lighting during the day.
Our material selection was pivotal in achieving the light contemporary palette. We specified large-format Italian porcelain tiles in a matte 'Greige' finish for the entire ground floor. This choice provided a durable, low-maintenance surface that visually expanded the space and offered a neutral base for the furniture and art. For the kitchen, custom-designed cabinetry in a combination of crisp white lacquer and natural oak veneers provided ample storage with a sleek, handle-less profile. The island, a central feature, was topped with a vein-matched Calacatta Gold quartz, offering both a practical workspace and a sophisticated focal point. This careful balance of textures and tones is a hallmark of our modern villa interior design Dubai projects.
Integrated storage solutions were a key component of the minimalist brief. We designed custom floor-to-ceiling joinery along one wall of the main living area, incorporating discreet media storage, display niches, and concealed utility cupboards. This intelligent use of vertical space ensured that the family's belongings could be neatly stowed away, contributing to the uncluttered, serene atmosphere. In the dining area, a bespoke built-in sideboard mirrored the kitchen cabinetry, providing additional storage for tableware and linens while maintaining visual continuity throughout the open-plan space. These tailored solutions are essential in delivering a truly functional and aesthetically cohesive home.
For the family-first layout, we conceptualized distinct zones within the larger open space. The living area features an oversized L-shaped sofa, inviting relaxation and communal gathering. Adjacent to this, the dining area comfortably seats eight, making it ideal for both everyday meals and entertaining. The kitchen, with its generous island, serves as a hub for casual dining and social interaction during meal preparation. These zones are subtly defined by furniture placement and area rugs, rather than physical barriers, maintaining the desired fluidity while catering to diverse family activities. The design ensures that each area functions independently yet harmoniously within the overarching open-plan concept.
In the master bedroom, the contemporary aesthetic continued with a focus on luxurious simplicity. We selected a bespoke bed frame upholstered in a light grey linen, complemented by integrated bedside tables in smoked oak. The walls were finished in a subtle, textured wallpaper that added depth without visual clutter. A dedicated dressing area was designed with custom wardrobes featuring frosted glass and internal lighting, providing both functionality and an elegant touch. The en-suite bathroom was transformed into a spa-like retreat, incorporating a freestanding bathtub, a double vanity with marble countertops, and large-format porcelain tiles in a soft, monochromatic palette, reinforcing the minimalist and serene ambiance throughout the private quarters of the villa.
