This villa renovation in Dubai Hills Estate demonstrates Zorinia Design's ability to transform traditional layouts into expansive, contemporary living spaces. Our client, a family of five, sought an open-plan environment that fostered connection while maintaining distinct functional zones. The initial layout of their Acacia Avenues villa presented a common challenge: compartmentalized living areas that felt restrictive for a modern family lifestyle. Our design approach focused on creating a seamless flow between the kitchen, dining, and living areas, embodying a bright, minimalist aesthetic. This transformation not only enhanced the visual appeal but also significantly improved the daily functionality of the home, proving that a well-executed design can redefine how a family interacts within its space.

Achieving the desired open plan villa Dubai aesthetic required strategic structural modifications. We identified non-load-bearing walls between the existing kitchen, dining room, and living room that could be safely removed, subject to engineering approval. Our design schematics detailed a new structural beam to support the upper floor, ensuring safety and compliance with local building regulations in Dubai Hills Estate. This intervention was critical in creating the uninterrupted sightlines and sense of spaciousness the client desired, laying the foundation for a truly integrated living experience. Our material selection was pivotal in achieving the light contemporary palette. We specified large-format Italian porcelain tiles in a matte 'Greige' finish for the entire ground floor. For the kitchen, custom-designed cabinetry in a combination of crisp white lacquer and natural oak veneers provided ample storage with a sleek, handle-less profile. The kitchen, with its generous island, serves as a hub for casual dining and social interaction during meal preparation. These zones are subtly defined by furniture placement and area rugs, rather than physical barriers, maintaining the desired fluidity while catering to diverse family activities. The design ensures that each area functions independently yet harmoniously within the overarching open-plan concept.

In the master bedroom, the contemporary aesthetic continued with a focus on luxurious simplicity. We selected a bespoke bed frame upholstered in a light grey linen, complemented by integrated bedside tables in smoked oak. The walls were finished in a subtle, textured wallpaper that added depth without visual clutter. A dedicated dressing area was designed with custom wardrobes featuring frosted glass and internal lighting, providing both functionality and an elegant touch. The en-suite bathroom was transformed into a spa-like retreat, incorporating a freestanding bathtub, a double vanity with marble countertops, and large-format porcelain tiles in a soft, monochromatic palette, reinforcing the minimalist and serene ambiance throughout the private quarters of the villa.
